Two Scores: Need vs. Now
Every lead gets two separate scores. The NEED score is based on roof condition and estimated age—how badly does this roof need replacement? The NOW score measures active triggers: visible damage (missing shingles, tarps, exposed decking), recent hail hits on that specific roof, a recent home purchase, or neighbors who have already re-roofed. The full property record appears on every lead for free: owner name, occupancy status, estimated market value, year built, last sale date, beds/baths, square footage, lot size, equity estimate, and mortgage lender. Phone and email sit behind a one-click unlock. Every number is checked against the federal Do Not Call registry and labeled: "clear" for safe manual calls, "DNC" for don't call, "verify" for unknown. If a lookup finds no contact, it never costs a credit.
