Features

Everything inside, in pictures.

Eight things Roofbird does. The mockup, then the bullets.

01 · Where to scan

It tells you which streets are worth your morning

Search the area you work — a town, a suburb, a ZIP, or a street — and Roofbird reads the neighbourhoods in view and ranks them, before you draw anything. Downtown commercial, a 2015 subdivision and a hail-hit 1970s tract all look identical at map zoom, so a first scan used to be a coin flip nobody knew they were making.

  • Housing era and what share of roofs read as weathered, from satellite
  • Real home count from building footprints — not an estimate off the area
  • Hail in the last 12 months, and roughly how long is left to file
  • Walkability: scattered acreage is called out as bad canvassing even under a perfect storm, because a morning is doors per hour
  • Click a block and it draws the area for you — still draggable, or draw your own
  • Only blocks worth the trip are shown. When nothing in view clears the bar it says so, instead of offering three you should skip

02 · Homeowner contact details

The owner's name, phone, email — plus the property's numbers

A scored roof is only half the job; you still have to reach the owner. One click unlocks the full owner profile — name, phone, email, mailing address — plus the property's whole record: estimated market value, year built, last sale, beds/baths, square footage, lot, tax, lender. So you can call, mail, or knock knowing exactly who and what you're dealing with. No skip-tracing tools, no bought lists. And if we can't turn up a phone or email, it never costs you a credit.

  • Owner name(s), mailing address, and owner-occupied vs. absentee / out-of-area flag
  • Multiple phone numbers + emails, each phone flagged clear vs. on the DNC list so you know who's safe to call
  • Full property record: estimated (AVM) value + confidence score, year built, last sale date + price, beds/baths, living sq ft, lot size, stories, garage, annual property tax, and mortgage lender
  • Manual, DNC-scrubbed calls or direct mail only (TCPA) — no texts, no robocalls
  • Unlock only the leads you work — and a miss never costs you a credit. 10 free on trial, 500 / 2,000 a month on paid, then $1 each

03 · Buy-probability score

One number per home, in the AI's own words

The top-down satellite shot and a ground-level Street View of the façade are read together into one assessment — then the AI assigns its own 0–100 score. No hidden formula: you get a plain-English verdict and the exact reasons that raised and lowered the number.

  • Two roof views — top-down satellite AND street-level façade — read together into ONE assessment, not two conflicting opinions
  • Street View catches side-visible wear the tile can't: granule loss, streaking, curling, flashing rust
  • The AI writes its own verdict in a roofer's words — 'decent knock' vs 'skip, looks recently re-roofed'
  • Every score shows what raised it and what lowered it — no black box
  • Business fit weighted by your profile (asphalt shop ≠ commercial flat)

04 · Need vs Now

Two scores, because “needs a roof” and “will decide now” are different questions

NEED is how bad the roof is. NOW is whether anything is forcing a decision on THIS house. Blending them into one number is how every other list ends up ranking a tired roof nobody's thinking about above a homeowner already ringing round.

  • NEED — condition and roof age only, read off the shingles
  • NOW — visible active damage, hail on this specific roof, a purchase in the last 18 months, patching already attempted, or neighbours who have re-roofed
  • A one-line 'why now' in plain words, or an honest 'no trigger yet'
  • Neighbourhood hail deliberately does NOT raise NOW — every home in the scan shares it, so it can't separate one door from the next. It belongs in your pitch, not the ranking
  • Where hail is on record, roughly how long the owner has left to file a claim (an estimate — verify with the carrier)

The 4.5″ hail raised none of these. Every home in the scan got the same storm — it can't tell one door from the next.

06 · Smart keep-filter

Low-likelihood roofs don't burn quota

Recently re-roofed? Wrong material for your shop? Scored, dropped, no charge.

  • Every roof gets scored — only high + medium land on your list
  • Low-likelihood roofs don't count against your monthly quota
  • Live funnel shows what got kept vs filtered

Hunter plan ($199/mo, 500 credits/mo). Ranking all 3,200 costs nothing. This scan spends a few dozen credits; the rest stay on your map for you to open.

07 · Work the list

Filter down to who you can actually call today

Cards or a side-by-side table with sticky headers, frozen actions and inline unlock. Then filter on everything Roofbird knows — because at 7am the only question is which of these is worth the drive.

  • Owner-occupied vs absentee — whoever answers an absentee door can't authorise the job
  • Callable: at least one number confirmed OFF the federal DNC registry. Unconfirmed 'verify' numbers deliberately don't count
  • Has a live trigger · active damage visible · claim window still open · property record present
  • Minimum need score, minimum roof age, minimum owner equity — unknown equity fails the filter rather than sneaking through
  • Your own tags, CSV export, and door-hanger PDFs for the route
CallableLives thereHas triggerEquity ≥ 40%

Callable means checked against the federal DNC registry and clear for a manual call. “Verify” deliberately doesn't count.

08 · Beyond-the-roof signals

The AI reads the whole property

Solar panels, multi-story, pool, detached structures, tree overhang, partial repairs visible, newer adjacent roofs. Every signal shapes the score and the pitch.

  • Solar panels detected → score lowered (homeowner just invested)
  • A tarp, missing shingles or exposed decking → flagged as active damage, and that lead jumps the queue
  • Detached structures (garage / shed / barn) → bundle into the quote
  • Neighbours already re-roofed → flagged from a wider centred view, and it raises the NOW score. A street where everyone has gone new except this one is the strongest close in the trade

What this means for the pitch

Multi-story + heavy tree overhang = job complexity premium. Detached garage bundles into the quote. Three nearby homes recently re-roofed.

10 · Zip-level exclusivity

Only 5 roofers per zip code

When your zip hits 5 subscribers, Roofbird locks it. New sign-ups for that zip are rejected at checkout.

  • Hunter + Hunter Pro lock in a slot at subscription
  • Atomic reservation via Stripe webhook — no race conditions
  • If your zip's full, you're protected from new competition on this tool

13 · Your CRM, both directions

Leads land where your crew already works.

Roofbird pushes into JobNimbus, AccuLynx and SalesRabbit — and reads the leads already sitting in them, so the list you have been ignoring becomes a call sheet.

  • New leads arrive as a contact in JobNimbus, a contact and a job in AccuLynx, or a pin on the map in SalesRabbit
  • The whole assessment travels in the CRM's own notes field — no custom fields to set up first
  • AccuLynx job priority is set from the Roofbird rank, so your best leads sort to the top of a list your team already reads
  • Score the leads you already have: authorise a size once and it works through them in the background
  • Roofs already replaced are flagged, so you stop chasing the dead quarter of your follow-up list
  • DNC status travels with every number, and a registry number never lands in the field a rep taps to dial
