Every lead carries two numbers. NEED scores how badly the roof needs replacement—condition and roof age only. NOW scores whether something is forcing a decision on this specific house: visible active damage (a tarp, missing shingles, exposed decking), hail damage on this roof, a purchase in the last 18 months, patching already attempted, or neighbors who have re-roofed.
Neighborhood hail does NOT raise the NOW score—every home in the scan shares it, so it can't separate one door from the next. That's the opposite of storm-chasing lists. For Abilene, Roofbird also shows how long homeowners have left to file an insurance claim after a hail event, based on Texas's typical notice deadline.
