Roofbird Reads Ocala's Neighborhoods Before You Scan a Single Roof
Search any part of Ocala, from downtown to Marion Oaks to the horse country spread out along CR 475, and Roofbird ranks the blocks in view by housing era, visible roof wear, hail history, and how walkable the streets are. It counts homes from building footprints, not population estimates, and it flags scattered acreage on long driveways as poor canvassing even when the roofs look rough.
This is the one thing a national lead marketplace cannot do. They don't know your territory, so they sell you whoever filled in a form. Roofbird tells you which streets in Ocala are worth your morning before you spend a dollar.
- Rank blocks by roof age, wear, and walkability.
- See hail events in Marion County from the last 12 months.
- Draw your own scan area or use Roofbird's suggestions.
- No shared leads, no per-lead fees.
Every Roof Read from Two Angles at Once
Roofbird combines a top-down satellite tile with a ground-level Street View of the same house. The street-level read catches granule loss, algae streaking, curling shingles, and patched sections that a top-down view misses. It also compares the roof against its neighbors, so if the houses on either side have already been re-roofed and this one hasn't, that's flagged as a stronger social proof signal.
Each lead gets a 0-100 priority score, a plain-English verdict, roof material, estimated roof age (read off the shingles, not the building's year built), wear signs, and an estimated job value range.
Two Scores: Needs a Roof vs. Will Decide Now
Roofbird gives every lead two numbers. NEED is how badly the roof needs replacing, based on condition and age. NOW is whether anything is forcing a decision on this specific house, like visible active damage, a recent purchase, patching already attempted, or neighbors who have re-roofed. Neighborhood hail does not raise the NOW score, because every home in the scan shares it and it can't separate one door from the next.
When a hail event is on record, Roofbird shows roughly how long the homeowner has left to file an insurance claim based on the typical state notice deadline. That's a countdown, not a guarantee, and you should verify with the carrier.
The Homeowner, Not Just the House
Every lead includes the property record for free: owner name, occupancy status, estimated market value, year built, last sale date, beds/baths, lot size, and more. Roofbird also estimates the owner's equity, because that's what decides whether someone can say yes. Only the phone and email sit behind a one-click unlock.
All contact numbers are DNC-scrubbed and labeled clear, DNC, or verify. Manual dialing only, no texts or auto-dialers. A lookup that finds no contact never costs a credit.
Work the List Like a CRM, Not a PDF
Filter on everything Roofbird knows: owner-occupied vs. absentee, live triggers, active damage, insurance claim windows still open, minimum need score, minimum roof age, minimum owner equity, and contact state. Add your own tags, export, or print door-hanger PDFs for the route.
Roofbird has already scanned homes in Florida, including a published open scan report in Manatee County, so you know the technology works in this state.
