Where to Scan in McKinney – Roofbird Picks the Blocks
Instead of guessing where to knock, Roofbird reads McKinney from satellite and Street View. Enter a ZIP or neighborhood, and Roofbird ranks every block by housing era, roof wear, hail history, and walkability. It tells you which blocks have weathered roofs and which have neighbors who have already re-roofed – the strongest social proof in the business.
For example, recent NOAA data shows multiple hail events in Collin County in September 2025, including hail up to 2 inches. Roofbird factors that into its scoring, but it separates neighborhood hail from a home's actual damage. Every lead gets a NEED score (roof condition) and a NOW score (active triggers like visible damage, recent sale, or patching).
- Blocks ranked by roof wear, housing era, and walkability – no more wasted mornings on scattered acreage.
- Hail history on record, but not used to inflate urgency. Roofbird shows claim deadlines based on state typical notice periods.
- Roofbird has already scanned homes in Texas – see reports for Parker and Randall counties as proof.
Every Lead Scanned from Two Angles – Satellite + Street View
Roofbird reads both top-down satellite imagery and ground-level Street View for every home. The Street View catches granule loss, algae, curling shingles, patched sections, and rusted flashing – wear that a top-down tile can't see. It also compares each roof to its immediate neighbors. If both next-door roofs are new and this one isn't, that's flagged as a strong social-proof trigger.
Each lead includes roof material, condition, estimated age (read from the shingles, not the building year), specific wear signs, both images, estimated squares and job value, and a ready-to-say door pitch.
Two Scores: NEED vs. NOW – Know Which Door to Knock First
Most lead services give you one vague score. Roofbird gives two. NEED tells you how badly the roof needs replacement based on condition and age. NOW tells you whether something is forcing a decision on this house: visible active damage, a recent sale, attempted patching, or neighbors who have re-roofed. Neighborhood hail does NOT raise the NOW score – it belongs in your pitch, not the ranking.
Where a hail event is on record, Roofbird shows a rough countdown of the typical claim window (verify with the carrier). This way, you prioritize homes where the owner has a reason to act soon.
Full Property Records – Including Owner Equity
Every lead comes with the property record: owner name, occupancy status, estimated market value, year built, last sale date, beds/baths, square footage, lot size, and mortgage lender. Roofbird estimates the owner's equity – how much of the home they own – because equity is what decides whether someone can say yes to a new roof.
Contact details (phone, email, mailing address) are DNC-scrubbed and labeled as clear, DNC, or verify. Only phone and email cost a credit to unlock. Manual dialing only – no auto-dialer or texts.
Work Leads Like a CRM – Filter, Tag, Export
View leads in card view or a side-by-side table with sticky headers. Filter on everything Roofbird knows: owner-occupied vs. absentee, live trigger, active damage, claim window open, minimum need score, roof age, owner equity, and contact state. Add your own tags. Export or print door-hanger PDFs for your route.
Low-quality roofs are dropped before they reach your list and don't count against your monthly quota. Re-scanning an area surfaces genuinely new homes instead of the same roofs again.
