The morning after the storm, everyone in town has the same map

A hail event rolls through. By 7am the storm-chasing crews are already in the Waffle House parking lot with a county map and a highlighter. The local guy is still finishing his coffee. If that sounds familiar, the problem isn't hustle. It's that the map everyone is working from is the same map, and it doesn't tell you which house is damaged.

This is a ranked list of every storm damage lead source available to a roofer after a hail or wind event, ordered by how fast you can actually put a knock on a door. Speed matters because the first credible contractor to the driveway usually gets the job, and because claim windows close.

1. NOAA and SPC storm reports: fast, free, and too coarse to sell from

The Storm Prediction Center publishes preliminary hail and wind reports, usually within hours. NOAA's Storm Events Database is the cleaned-up version, but it lags weeks to months. For a same-week response, SPC is the one you'll use.

What you get is a point report: hail to 1.75 inches near a town, or a 60 mph gust at a specific coordinate. What you don't get is a swath. A single report tells you a storm existed in the area, not which subdivisions took the core and which caught the edge.

Roofers who've done this a while know the drill. You pull the reports, draw a circle, and start driving. It works, but it's a blunt instrument. Two streets over might have nothing. You won't know until you're standing there.

Use it as a trigger, not a target list. It tells you a storm happened. It doesn't tell you where to park.

2. Call-centre appointments: fast to receive, slow to close, and shared

Storm-chasing operations and some retail outfits run call centres that dial homeowners after an event. If you buy into one of these programs, appointments land on your calendar within days.

The catch is structural. The same appointment is often sold to multiple contractors, or the homeowner is told a "free inspection" is coming and has no idea who's showing up. You're competing on the driveway against whoever else got the same lead, and the homeowner's phone has been ringing since the storm passed.

Speed here is deceptive. The appointment arrives fast, but your conversion depends on beating other contractors to the same door with the same pitch. And you're paying per appointment whether it closes or not.

3. Canvassing the swath: fast if you're lucky, brutal if you're not

This is the traditional method, and it still works. You pick a neighbourhood in the path, park, and knock. The advantage is that you're face-to-face, you can read the roof from the ground, and you can close on the spot.

The disadvantage is doors per hour. A subdivision with 40-foot frontages and sidewalks might give you 30 doors in a morning. Scattered acreage on long driveways might give you six. That's the whole day gone for a handful of conversations, and you still don't know which of those six homes actually has damage until you're standing in the yard.

Canvassing rewards territory knowledge. If you've worked an area for years, you know which streets are worth the walk. If you're new, or the storm hit a town you don't normally cover, you're guessing.

4. Per-home imagery assessment: slower to set up, fastest to act on

This is the newest category, and it's the one that changes the math. Instead of a county-level map or a shared appointment, you assess individual roofs from satellite and ground-level imagery, score them, and work the list in priority order.

The setup takes minutes, not days. You search the area you work, and the tool reads the neighbourhoods in view: housing era, what share of roofs read as weathered, how many homes are actually there, whether hail has hit in the last 12 months, and how walkable the block is. It ranks the blocks worth your morning before you draw anything.

Then it reads each roof from two angles at once: the top-down overhead tile and a ground-level Street View of the façade. The Street View read catches side-visible wear a top-down tile can't: granule loss, algae streaking, curling shingles, patched sections, rusted flashing. It also compares the roof against its immediate neighbours. If the houses either side have visibly been re-roofed and this one hasn't, that's flagged, because a street where the neighbours have already gone new is the strongest social proof in the trade.

Every lead carries two scores. NEED is how badly the roof needs replacing, based on condition and roof age read off the shingles. NOW is whether anything is forcing a decision on this house: visible active damage like a tarp, missing shingles, or exposed decking, hail damage on this specific roof, a purchase in the last 18 months, patching already attempted, or neighbours who have re-roofed.

That separation matters after a storm. Neighbourhood hail deliberately does not raise the NOW score, because every home in the scan shares it. It can't separate one door from the next. It belongs in the pitch, not the ranking.

Where a hail event is on record, the tool also shows roughly how long the homeowner has left to file an insurance claim, based on the typical notice deadline in that state. Treat that as a countdown to verify with the carrier, not a legal deadline.

Why county-level hail cannot tell you which house is damaged

This is the core problem with every fast source above. Hail is not uniform. A storm that drops 2-inch stones on one subdivision can leave the next one untouched. Wind is even more localized, with microbursts that tear up one block and skip the next.

A county-level report tells you a storm existed. It doesn't tell you:

  • Which roofs took the core versus the edge
  • Which homes have active damage visible from the ground
  • Which homeowners have a live trigger (recent purchase, prior patch, neighbours who re-roofed)
  • Which homes have already been worked by another contractor

So you end up canvassing blind, or buying shared appointments, or both. The map is the same for you and every competitor in the market.

What can tell you which house is damaged is a per-home read. Imagery assessment looks at the actual roof, not the weather report. It flags active damage, estimates roof age, compares against neighbours, and scores urgency. That's the difference between a county map and a door list.

If a storm just hit your area, don't start with the county map. Start with the blocks that actually took the hit.

  1. Pull the SPC report to confirm the event and get a rough time and location.
