Modernize Leads Roofing Reviews: Is It Worth It?

A roofer's-eye review of Modernize's shared roofing leads — what you get, what you don't, when it beats Angi, and the legitimate alternatives at the same price point.

Modernize is the largest non-Angi shared-lead marketplace for home improvement, and the most common "alternative to Angi" roofers try first. The honest take: it's slightly better than Angi for some shops and basically identical for others. Here's what I've seen from actual roofers using it.

What Modernize is

Modernize (modernize.com) is a home-improvement lead marketplace owned by QuinStreet. Their pitch positions them as the "vertical-focused" alternative to Angi — they only do home improvement (no plumbers, no electricians, no general handymen), which they claim makes lead quality higher.

Their business model:

  • Homeowner submits a request via Modernize's funnels
  • Lead is matched to 3-5 contractors in the service area
  • Each contractor pays per lead, $30-65 typical for roofing
  • Money-back guarantee on demonstrably bad leads (wrong service, bad info, fraud)

The vertical focus is real — Modernize doesn't try to be everything to everyone. Whether that translates to meaningfully better outcomes for roofers varies by market.

Pricing reality

Modernize's roofing CPL is generally below Angi's:

  • Major metros: $50-65/lead
  • Mid-sized markets: $40-55/lead
  • Smaller markets: $30-45/lead

The "shared with 3-5 contractors" vs. Angi's typical 5-7 means lead freshness is moderately better. By the time you get the lead, fewer roofers have already called the homeowner.

What roofers report

Patterns from the contractor community:

The positive

Lead quality is incrementally better than Angi. Homeowners using Modernize tend to be slightly more deliberate — the vertical focus filters out some of the "comparison-shopping for everything" types you get on Angi. Close rates run 4-7% (vs. Angi's 3-5%).

Per-lead cost is meaningfully lower. $50/lead at 6% close = $833 CAC. Vs. Angi's $70/lead at 4% close = $1,750 CAC. The unit economics improve.

Modernize Pro (exclusive tier). Their newer exclusive-lead product. $130-220/lead, no sharing. Close rates 15-25%. Functions similar to Service Direct but with more roofing-specific traffic.

Refund process. Bad leads (wrong info, fraud, already-hired) get refunded reliably, similar to Service Direct.

The negative

Same structural problems as Angi. Modernize is still a shared-lead marketplace. The same dynamics that drive Angi's 3-year decline (more contractors buying, more sharing, lower close rates) apply to Modernize over time. Roofers who used Modernize in 2020 vs. 2026 report the same compression pattern — just shifted 1-2 years behind Angi.

Volume is constrained in smaller markets. Modernize's traffic is concentrated in major metros. Roofers in cities under 200k population often report 0-3 leads/month even after signup. The economics break at low volume.

Customer service is intermittent. Several roofers report inconsistent rep responsiveness, slow refund processing, and unclear lead-source attribution. Not unique to Modernize — Angi has the same issues — but worth knowing.

"Pro" tier isn't always exclusive. Some roofers on Modernize Pro report leads that were technically exclusive on Modernize but had been submitted to other platforms by the same homeowner. Practical effect: not as exclusive as advertised.

When Modernize beats Angi

1. Markets where Modernize has stronger traffic. Modernize's biggest investment regions are storm-belt and sunbelt — TX, FL, GA, NC, CO. In these markets, Modernize's lead supply is closer to parity with Angi's, and the lower CPL + better lead quality net out to better economics.

2. Mid-sized residential shops focused on retail (not insurance). Modernize's homeowner funnels skew toward retail-cash conversations more than insurance-restoration. If your shop is residential retail asphalt, Modernize's lead mix may fit your sales process better than Angi's.

3. Shops looking to diversify off Angi without changing models. If switching to direct prospecting or LSAs feels like too much operational change, Modernize is the lowest-friction alternative that's at least structurally distinct from Angi (different parent, different traffic, different homeowner pool).

When Modernize doesn't help

1. Tier-3 metros and rural markets. Modernize's traffic concentration means many smaller markets get 0-3 leads/month. Not enough volume to test, let alone scale on.

2. Insurance-restoration-focused shops. Modernize's funnels aren't optimized for storm-event urgency. Post-hail prospecting works much better through Service Direct + direct canvassing + AI satellite tools.

3. Shops that want to fundamentally fix their CAC. Switching from Angi to Modernize is a 15-25% CAC improvement at best. If you need a 60-80% CAC reduction, you need to leave the shared-lead model entirely — not switch vendors within it.

Modernize sits as the "best of the shared-lead category" — moderately better than Angi, but still operating in a model with structural unit-economics ceilings. It's a sideways move, not a transformation.

Modernize vs. Angi: when to switch

If you're currently buying Angi at $1,500+ CAC, a 30-day Modernize test makes sense:

Week 1-2: Reduce Angi spend by 30%. Test Modernize with $1,500 budget (~25-30 leads).

Week 3-4: Work the Modernize pipeline. Same callback discipline, same CRM, same close process.

Week 5: Calculate real CAC on each channel. Pick the winner.

Most roofers find Modernize comes in 15-25% better on CAC than Angi in their market. Some markets are roughly tied. A few markets favor Angi.

The decision then becomes: keep both at lower spend, or consolidate to whichever won. I'd consolidate — running two shared-lead channels at low volume is operational complexity without proportional revenue impact.

My honest recommendation

If you're committed to staying in the shared-lead model, Modernize is usually better than Angi by 15-25% on per-customer economics. Worth a 30-day test.

But the real win isn't switching from Angi to Modernize. It's adding a structurally different channel — LSAs, direct AI prospecting, referrals — and reducing shared-lead spend over time.

The roofers I know with the best CACs in 2026 aren't on Modernize OR Angi. They're on a 4-channel mix: LSAs as anchor + direct prospecting + referrals + occasional storm-event surge spending on one shared channel. Total CAC for that mix typically runs $200-400 — vs. $800-2,400 on either pure-shared option.
