For every roof that passes the quality filter, Roofbird pulls the full property record from county assessor data. That record includes:
- Owner name (first and last)

- Last sale date and price
- Annual property tax
- Mortgage lender

Step 2: The Phone and Email Are Gated — and DNC-Scrubbed
Every lead card shows a small lock icon next to the phone and email fields. One click unlocks them, and that click costs one credit. But here's the part that matters: every number has already been checked against the federal Do Not Call registry. Roofbird labels each number with one of three statuses:
- Clear – The number is not on the DNC list. You can legally call it for sales (manual dialling only, no auto-dialler).

Step 3: You Decide Who to Call Based on More Than a Number
Unlocking a phone number is pointless if the homeowner isn't ready to buy. That's why Roofbird gives you two scores on every lead before you ever spend a credit:
- NEED score (0–100) – How badly the roof needs replacement, based on roof material, condition, estimated roof age (read off the shingles, not the building year), and visible wear signs.
- NOW score (0–100) – Whether anything is forcing a decision right now: visible active damage (tarp, missing shingles, exposed decking), hail damage on this specific roof, a recent home purchase (within 18 months), patching already attempted, or neighbours who have re-roofed.
Neighbourhood hail data is deliberately excluded from the NOW score because every home in the scan shares it — it can't separate one door from the next. The NOW score is about what's unique to THIS house.
So before you unlock a single phone number, you can filter your list to only show leads where the owner lives there, has a NOW score above 50, and has at least one "Clear" number. That filter alone saves you hours of cold calling dead ends.
Step 4: Unlock in Batches, Not One by One
